The Pool Courtyard is open from 9:00 AM to 9:00 PM year-round.

The Kirkwood’s CrossFit-style fitness center features soaring 30-foot ceilings and is open 24/7, so residents can work out any time on their own schedule. Contact the leasing office for details on specific equipment available.

Yes. The Kirkwood features an on-site community Dog Park, an Urban Tails Pet Spa, and a pet-friendly environment throughout. Kirkwood Dog Park is also located just 0.06 miles away, with Fetch Park and Skiptown also nearby for additional off-leash recreation.

PARKING, APPLIANCES & IN-UNIT FEATURES

Yes. The Kirkwood offers gated controlled access covered parking. EV charging stations are also available on-site. Please contact the leasing office for current parking rates and availability.

Yes. All units include washer and dryer connections. Select units also come with a washer and dryer already installed for your convenience. Contact the leasing office to confirm the specific configuration for your floor plan of interest

All homes feature Energy Star-rated Whirlpool stainless steel appliances, including a refrigerator, dishwasher, disposal, oven, and microwave. Every apartment also features European-style cabinetry, granite countertops in the kitchen and bathrooms, a separate prep island or breakfast bar with granite, subway tile backsplash, 9–10-foot ceilings, separate bathtub and shower with frameless glass, dual sink vanities in master bathroom suites, generous walk-in closets, modern ceiling fans in bedrooms, Delta brushed nickel fixtures throughout, USB charging outlets, Schlage Integrated Technology with keyless entry, tiled bathroom floors, and a unique designer color palette in each home. Select homes offer private patios or balconies, direct walk-out exterior access, walk-up stoops, and huge adjacent storage units. Residents are responsible for replacing light bulbs as needed after move-in, as all lights are confirmed working at the time of move-in.

PET POLICY

Yes. The Kirkwood Apartments warmly welcomes pets and features an on-site community Dog Park and Urban Tails Pet Spa. A maximum of 2 pets per apartment is permitted. Please note that there is a 40-pound weight limit for dogs.

Yes. The Kirkwood charges a monthly pet rent of $15 per pet per month (subject to change). Please contact the leasing office for current pet rent pricing.

Pet owners pay a one-time non-refundable pet fee of $200 per pet and a refundable pet deposit of $200 per pet, plus a monthly pet rent of $15 per pet (subject to change). All pets must be screened through Petscreening.com, and residents will incur an annual fee per pet paid directly to Petscreening.com for a universal pet profile.

Yes. Dogs must not exceed 40 pounds. The following breeds are also not permitted due to community insurance and safety policies: Rottweiler, Chow Chow, Presa Canario, Doberman, Akita, and Pit Bull (including American Staffordshire Terrier, Staffordshire Bull Terrier, and Bull Terrier). Please contact the leasing office with questions about specific mixed breeds.

LEASING, APPLICATIONS & MOVE-IN

Applying is easy! Apply online at liveatkirkwood.com for only $75. Call us to find out how to waive the application and admin fee. Tours are completely free — walk-ins are welcome and appointments are prioritized. Applications are typically processed within 1–3 business days.

Up-front costs include a refundable security deposit with a minimum of $300 (subject to change based on credit score review during the application process), plus an Admin & Reservation Fee of $150 and a Good Faith Deposit of $200 ($350 total) at the time of application. Leasing specials vary from time to time — contact the leasing office to learn more. Before moving in, you will need to pay one full month of rent, which includes your base rent, monthly fees, and any one-time fees. The following month, your account will display the prorated rent for the days you lived in the apartment during your move-in month.

The minimum lease term is 6 months. Longer-term leases are also available. Short-term leases are subject to additional premiums. Please contact the leasing office for current lease term options.

No. Apartments are unfurnished. Residents provide their own furniture and décor.

Subleasing is strictly prohibited. However, you may add a roommate at any point during your lease term. All added roommates must be approved by management and meet the community’s qualification criteria.

To terminate your lease early, you must provide 60 days written notice plus pay one month’s rent as a termination fee. This is outlined in your residential lease contract.

We’re thrilled to tell you that we offer flexibility with our qualifications. We review credit and rental history through a third-party screening program. Depending on your credit profile, approval may include conditions such as an additional deposit prior to move-in. Our team’s job is to get you into your dream home!

RENT, UTILITIES & PAYMENTS

Rent is due on the 1st of each month. Payments are made online through the RentCafe Resident Portal, which also supports automatic recurring payments for convenience.

No. Utilities are not included in rent. The community is all-electric. A Georgia Power account must be active on your lease start date. Every apartment has its own individual water meter, so residents are billed directly for their water usage. Residents also pay a monthly Home Essentials Bundle which includes: Trash Services, Pest Control, Package Room & Handling, Pool Monitor and Services / Global Maintenance Services / Courtesy Officers, and Community Liability Reimbursement. Contact the leasing office for the current monthly bundle total.

AT&T Fiber Internet Service with 1 Gig speed is available at the community. This is not included in rent and requires a separate service agreement with AT&T.

Yes. The community requires renter’s insurance with personal liability coverage of at least $100,000. The community also requires participation in Protect the Apartment (PTA), a liability waiver program. Visit ProtectTheApartment.com to learn more and compare plan options.

Yes. Refer a friend who signs a lease and receive a referral reward. Ask the leasing team for full details on the current resident referral program.

No. A new security deposit is required for each apartment community. Transfer fees and advance notice requirements also apply. Contact the leasing office for specific transfer guidelines.

Yes we do! We offer a Flexible Payment Plan (FPP) available for residents after 90 days of residency and great payment history. Ask your personal leasing consultant for more information!

PEST CONTROL, TRASH & PACKAGES

Pest control service is included in the monthly Home Essentials Bundle. To request treatment for your unit, submit a work order through the Resident Portal. Pest control service is complimentary and available through the portal.

For your convenience, trash chutes are located on each floor at the end of Building 3, near the loading dock on Doyle Street. Trash services are included in the monthly Home Essentials Bundle. Please break down all cardboard boxes before disposal. Furniture and large bulk items require special disposal arrangements.

The Kirkwood is equipped with a 24/7 Controlled Access Luxer One Smart Package Storage system, allowing you to pick up packages at your own convenience any time of day or night. You will receive a unique access notification to retrieve your package securely.

The Kirkwood Apartments is located at 71 Howard Street SE, Atlanta, GA 30317, in the award-winning Kirkwood neighborhood — recognized as a 2025 Best of Georgia winner. Take Exit 61A (Maynard) from I-20. The community is minutes from Little Five Points, Ponce City Market, and Oakhurst, and approximately 5 miles from Ponce City Market and the Atlanta BeltLine. The Kirkwood is located in DeKalb County and is served by the DeKalb County School District. Assigned schools are: Fred Armon Toomer Elementary School, Martin Luther King Jr. Middle School, and Maynard Holbrook Jackson High School. Please contact the DeKalb County School District or the leasing office to confirm current zoning for your specific address.

The Kirkwood has a Walk Score of 75 and is located within walking distance of Downtown Kirkwood. The Edgewood MARTA Station is approximately 10 minutes away, providing rail and bus connections throughout the greater Atlanta metropolitan area. The community is also approximately 5 miles from the Atlanta BeltLine, offering additional connectivity for cyclists and pedestrians.

Residents enjoy outstanding walkable access to the historic Kirkwood neighborhood, with Tap Room Coffee Shop just steps away, and two Publix supermarkets nearby (Publix at East Lake and Publix at Ponce). Popular dining and nightlife in the area includes Barcelona Wine Bar, TWO urban licks, Dulce Vegan Bakery & Cafe, and The Vortex Bar & Grill. Edison Electric Bicycles and Taj Ma-Hound Bakery for Dogs are also in the neighborhood. Kirkwood Branch Library is within walking distance, and Pullman Yards is just minutes away for entertainment. The community is within easy reach of East Atlanta Village, Grant Park, Downtown Decatur, Oakhurst, Reynoldstown, and Little Five Points.

TOURS, OFFICE ACCESS & MANAGEMENT

Tours are completely free. You can book an appointment online at liveatkirkwood.com or simply walk in during office hours. Walk-ins are always welcome, though appointments receive priority scheduling. The leasing staff and Community Manager are available during business hours and happy to answer questions in person. The Kirkwood is proudly minority owned and locally managed by Wesley Apartment Homes, with an experienced on-site team known for responsive service.

The leasing office is open during standard business hours. You are welcome to drop in anytime to meet with your leasing consultant or community manager. MAINTENANCE & REPAIRS

Yes. The Kirkwood Apartments provides a dedicated on-site Emergency Maintenance Team available 24 hours a day, 7 days a week, 365 days a year, including weekends and holidays. The Kirkwood is known for quick maintenance turnaround times. Residents never face an urgent repair situation without support.

The fastest way to request repairs is through The Kirkwood Resident Portal, where you can submit a work order online at any time. Our team strives to complete service requests within 48 hours. If the repair cannot be completed in that window, the Community Manager will personally contact you with a status update. For emergencies during business hours, call the leasing office directly at (678) 883-7154. For after-hours emergencies, use the dedicated maintenance emergency line.

The following situations are treated as immediate after-hours emergencies:

  • Active flooding from a sprinkler line, domestic water line, or sewer
  • A flooding hot water heater
  • Complete loss of electrical power (not due to non-payment)
  • Fire in a unit or building
  • Gas leak
  • A door or lock that is not secure or working
  • No functioning toilet when the unit has only one bathroom

The following are not emergencies and will be addressed within 24 hours: no A/C or heat, jammed garbage disposal, lockouts (residents must call a locksmith unless the lock is malfunctioning), no hot water, trap leaks under sinks, non-working appliances (dishwasher, washer/dryer, stove), clogged tubs or sinks (unless overflowing).

No, you are not required to be present. When submitting your work order through the Resident Portal, use the “Access Notes” field to leave instructions for the technician — for example, noting that you have a pet secured in a room, requesting a call before entry, or any other preference.

If you are locked out during office hours, visit the leasing office with a valid photo ID and our team will assist you promptly. Outside of office hours, please contact a local licensed locksmith, as lock-out assistance is not covered by the after-hours emergency line unless the lock mechanism itself is broken or malfunctioning.

Residents are welcome to personalize their home. However, significant modifications — such as repainting walls or making large holes — must be restored to original condition prior to move-out. Any unremedied damage beyond normal wear and tear will be assessed at the time of move-out and charged accordingly.
